Gutter Replacement for West Chester Homes
If you're re-sealing the same corners every spring and the runs still sag, it's probably time for a new system. Here's how to tell, and what a replacement actually involves.
- Old system removed and hauled
- Fascia checked board by board
How do I know if my gutters need replacing instead of repair?
Replacement usually makes sense when leaks appear at many seams, long runs sag even after re-hanging, steel gutters are rusting through, or the fascia behind them is rotted. One loose section or a single leaking corner is normally a repair. We photograph problem spots during the estimate so you can see the difference.

Six signs a gutter system is done
- Drips at several seams or corners, not just one.
- Runs that sag between hangers again within a season of being re-hung.
- Rust holes or flaking paint on older steel gutters.
- Soft, dark or crumbling fascia behind the gutter.
- Standing water in the trough a day after rain.
- Water pouring over the front edge on a big roof even when the gutter is clean, which usually means the system is undersized.

Why so many systems around West Chester are due now
In the seven townships around the Borough, the median year built for owner-occupied homes ranges from 1976 to 1992: West Goshen 1976, Westtown 1978, East Goshen 1980, Pocopson 1986, East Bradford 1987, Birmingham 1990 and Thornbury (Chester Co.) 1992 (U.S. Census Bureau, American Community Survey 2020–2024, median year structure built by tenure). In each township, about half of the owner-occupied homes were built in or before that year. Angi's 2026 guide says new aluminum gutters can last up to 30 years when cared for properly (Angi, updated Oct 9, 2026). Put those together and a lot of houses are on borrowed time with their original or second-generation gutters.
Do you replace rotted fascia when replacing gutters?
Yes, when we find it. Gutters can only be as secure as the board they hang on, so soft or rotted fascia is replaced before new gutters go up. The estimate lists fascia work separately, so you know exactly what is gutter work and what is carpentry.
Fascia is priced by the board, so before you approve anything you can see exactly how many feet are being replaced and why.

Upgrades worth considering at replacement time
Replacement is the cheapest moment to fix whatever annoyed you about the old system. Common upgrades: six-inch gutters on big or steep roof planes, larger 3x4-inch downspouts, an extra outlet on long runs, and guards if trees hang over the house. Our gutter guard comparison covers which guard suits which trees.
On an older house inside the Borough's historic district, visible changes to gutter style or material need approval first. See historic district gutters.
